Caretaker – Camden

Novax recruitment are currently looking for a caretaker in the Camden area, this role supports this by providing a visible presence and trusted service in the delivery of a flexible, responsive high quality caretaking service on our housing estates and the small number of street properties who receive this provision.

£12 -£14 per hour PAYE.

08:00 – 16:00, Monday to Friday.

Example outcomes or objectives that this role will deliver:

• To work within the Estate Management Group and responsible for undertaking all duties within a specified working environment.
• Required to assist in the delivery of various other projects by the Estate Management Group in relation to this area or associated area of work.
• Responsible for a designated work area as assigned by your line manager to secure a high quality level of cleaning using own initiative and lone working.
• Undertake daily health and safety inspections to ensure they are hazard free from unauthorised objects/storage by residents/contractors, authorised occupancy etc. by taking prompt action to both record and if necessary, their actual removal from site.
• Identify and comply with the delivery of fire safety initiatives.
• To identify trends and issues that may impact upon the delivery of the service.
• Input and record information /inspection results onto the Council’s IT system/APP, or provide written updates as appropriate to monitor contractor performance, capture anti-social behaviour, areas in need of improvement and identify risks.
• To report and monitor communal repairs and escalate health and safety issues where appropriate.
• To assist facilitate access and information to first line responders attending site.
• To assist in emergency situations rewhere applicable to facilitate in response and resolution.

People Management Responsibilities:

• There are no staff management responsibilities

Relationships:

• The post holder will be required to work with their line manager and team colleagues, officers and other stakeholders to maintain high quality customer outcomes and able to influence this process.
• To identify patterns in barrier and obstacles and address these through working collaboratively with peers and senior colleagues.
• Flexibility to adapt and make informed decisions in challenging situations is critical for this role.
• The ability to listen and communicate effectively with tenants/leaseholders and able to deal with sensitive issues that arise.
• Ability to use own initiative and manage workload with minimal instruction.
• To build working relationships with residents and users of our service.
• Support the Council’s commitment to recycling and sustainability by encouraging and assisting residents to recycle.
• The post holder will be in contact with the following on a regular basis in order to carry out the main duties and responsibilities of their role:
• Tenants/leaseholders;
• Council officers;
• Emergency services e.g. Metropolitan Police;
• Contractors;
• Elected members;
• External providers

Work Environment:

• The post holder will be required to be adaptable, working in an environment that is subject to change and conflicting priorities, meeting tight deadlines which can change on a daily basis.

The post holder will be expected to communicate with and engage with residents/colleagues and agencies on site:

• The role entails regular exposure to unpleasant conditions and on occasions, hazardous materials requiring prompt action to arrange their removal from site.
• The post holder will be required to attend meetings where necessary.
• The post holder is required to work 36 hours per week ensuring a presence between the core hours between 08.00 and 16.00. The post holder may be required to work occasionally out of hours and at weekends.
• Work is undertaken predominantly on various site around the borough although working within an office environment will be necessary for carrying out administrative functions/attend meetings as instructed by the line manager
• Access to some parts of buildings may require use of a ladder or working in confined areas.
• Expectation to cover or undertake work as directed by the Caretaking Manager
• Undertake project work such as painting, jetting and specialist cleaning as directed by your line manager.
• To utilise manual handling equipment as required and store safely after use
• Ability to move refuse bins/heavy items for bulk storage, which can be physically demanding and able if required, with training, to drive a tug to transport refuse bins to a collection point if required.
• To promote a positive corporate image and for your own safety and welfare, ensure that the Council provided personal protective equipment (clothing), is worn at all times. To ensure all personal protective equipment is available to use at all time.
• To attend and participate in training programmes suitable to the post for example; health and safety, Control of Substances Hazardous to Health (COSHH), Safeguarding and Manual Handling etc.
